Arrival time is after 4:00 p.m. for all condo and cabin rentals at Black Canyon Inn. If your condo is ready early, we will call to inform you of an early check-in availability; however, we cannot guarantee early check-ins.
If you will be arriving after the management office is closed for the evening, please contact us for the simple after-hours check in option which will allow you to get settled comfortably into your rental as soon as you arrive into town.
Check-out time is 10:00 a.m. Please drop your keys by the front office before your departure. If you depart prior to the office opening, there is a drop box located just outside of the office door.
RESERVATION DEPOSIT AND PAYMENT SCHEDULE
We require a 50% pre-payment to be charged to a major credit card at the time of booking to confirm a reservation. Should your reservation be for one night, the entire reservation must be paid to confirm. The remaining balance is due one week prior to your arrival. We also require a $250 security deposit to be held in the event of damage or charges during your stay. We accept Visa, MasterCard, Discover and American Express.
Security deposits are refundable and will be returned to the cardholder within 7 days of departure.
All guests are responsible for their entire booking (including, but not limited to early departures). Cancellations received 60 days or more before intended arrival will be refunded their 50% prepayment, minus a $50 processing fee. Cancellations received less than 60 days prior to intended arrival will also be charged a $50 processing fee and will be eligible for refund of their prepayment if we are able to re-rent the condo for the entire reservation. If only a partial stay is re-booked, guest will be eligible for a refund for the nights that are rented.
MINIMUM NIGHT STAY REQUIREMENTS
The minimum night requirement changes throughout the year – typically between 2 and 3 nights. However, we often have openings between reservations for less than the minimum requirement. If you know the dates you will be visiting, please give us a call to check availability.
VACATION RENTAL OCCUPANCY
Each vacation rental has a maximum occupancy limit. You can view the occupancy limits for each lodging unit by clicking the Vacation Rentals tab at the top of this page.
SWIMMING POOL HOURS & INFO
Black Canyon Inn has a seasonal heated outdoor swimming pool for all registered guests to enjoy. Depending on the weather, the pool usually opens in late May/early June and closes in mid September/early October. When the pool is operating, the hours are 9:30 a.m. – 8:00 p.m. Fresh towels are provided poolside for your convenience. We ask that you please do not take towels from your rental to the pool.
Black Canyon Inn is a smoke-free / vape free property. This includes the interior of the condos and cabins, all patios and decks and the surrounding grounds. The only area where smoking is permitted is a designated area near the pool or in your vehicle. Please discard cigarette butts properly and be considerate of other guests. This policy extends to all smoking material and is not limited to, but includes cigarettes, cigars, pipes and marijuana. Anyone who is found to be in violation of this policy will be subject to a $250 fine.
No pets are allowed anywhere on the property, including outdoors. We have this no pet policy for the safety of your beloved pet. We have plenty of wildlife to keep you entertained! A $250 fine will be issued if a pet is discovered in your unit, found on the property, reported to our staff, or if we find signs that a pet has been in your lodging rental. This applies to all renters and their guests.
Nightly rates are per unit and based on the maximum occupancy for each condo. A lodging tax of 10.7% is collected for all Estes Park lodging reservations. All rates are subject to change.
We include the departure clean fee in your nightly rate. Guests are welcome to request additional housekeeping services for an additional fee. Daily housekeeping is performed only after the departure cleans are completed for the day, and must be scheduled with the lodging office the day prior. Please contact the management office for service availability and rates. If your rental requires excessive cleaning upon your departure, we will charge the housekeeping hourly rate at the minimum of one hour to the security deposit.
DAMAGE AND MISSING ITEMS
The owners of each individual condo have worked hard to provide their guests with a comfortable and relaxing visit. All of the items in each condo are the personal property of the individual owner and are provided for your convenience only. Any damage to the condo, its belongings, or missing items will be the sole responsibility of the guest and will be charged to the security deposit on file. Please report any known damage or missing item to the lodging office as quickly as possible to avoid being charged for the damage or item.
Reservations are guaranteed on lodging type (1, 2 or 3 bedroom condo; log cabin) only. If you have requested a specific unit, we will do our best to honor that request. We do reserve the right to move your reservation to a different condo in the event that the condo becomes unusable during the full duration of your stay.
