


No matter if you are here for a small networking group, family reunion, scrapbooking, class reunion or a wedding our property may be well suited for your needs.
A group is a number of persons gathered, located or classified together. Each group will have an assigned coordinator. The group coordinator will be the middle person. You will decide how the group business will be handled. We have three different procedures. The first is the original full group processing, this has one person who handles everything; second is separate payments with one person who handles and organizes the detail; and third is with individual reservation/payment and the group will be assigned with an ID in order to be included with a specific group. All procedures will have a coordinator.
Our guest(s) safety is of the utmost importance to us. Therefore, we will not give out any information to anyone, this includes, but not limited to your siblings, parents, friends, vendors, etc.
Group reservations do not get any special discounted rates or nights off of our minimum stays. What you will benefit with is a phone extension list of each member and being as close together as possible. Our goal is to adequately book our units with courtesy to everyone on the property. For example: if we have a honeymoon couple we don’t want to put them in the middle of a family reunion.

- All rates are based on a double occupancy with any additional people being $15.00 (plus tax) per night
- There is a maximum occupancy per unit (one-bedroom, 2 adults & 2 children; two-bedroom, 4 adults & 2 children; three-bedroom, 8 adults and Cabin, 2 adults)
- Sleeper/sofa’s are only for children under the age of 13
- Nobody is allowed to sleep on the floor (due to building, health and fire codes). This includes, but not limited to air mattress and sleeping bags
- Office hours during our Peak Season are 8:00 a.m.-9:00 p.m.
- Check in is after 4:00 p.m.
- Check out is before 10:00 a.m.
- OUR ENTIRE PROPERTY IS NON-SMOKING (inside & outside)
- NO PETS ARE ALLOWED
- In the event you must cancel your reservation, your deposit will be refunded, less a 25% cancellation fee providing the cancellation occurs more than 30 days prior to the intended arrival. Cancellations less than 30 days prior to arrival will forfeit the deposit
- If you have requested a specific condo, we will try our best to meet your request. However, we do reserve the right to move your party to a different condo (prior to your arrival) in order to efficiently book our resort.
- There is no space for RV parking
- If you want to eat at the restaurant, you should make your reservations by calling them directly at 970-586-9344. Since they are a separate entity, you are unable to bill your room
- Every guest of the Black Canyon Inn must register before they are given a room key
- The condo’s are individually owned, please do not move the personal items around the property. An inventory is done upon departure and any missing items will be charged to your account.
- We have quiet time after 9:00 p.m.
- The use of our pool is for registered guests only. This is due to our insurance policy.
- We take a 50% deposit at time of reservation with the final balance due 30 days prior to your arrival. The final room list is also due at this time. One night stays require the full deposit.
- Depending on the season, your stay may have a minimum night stay.
- If reservations are made the year before, you are responsible for rate and tax increases at time of the second deposit. We normally know the new rates in August, for the next year.
- If group pictures are wanted, you must schedule this through us and there is a fee.
- Special items that are needed (example: play n’ pak) will have fees. Due to a limited quantity, it is recommended to reserve them early.

- In order to give a close quote, we will need to have a general idea of who is coming. I do like to give a higher quote-it is easier to budget than a low ball figure.
- When you call in/email for a quote, I will need the following for each family that you know is coming: Family A: Tom & Ann White, 1 teen-boy, 2 children-girls (9 & 6 y.o.), 1 infant
