


The condo’s at the Black Canyon Inn are individually owned. An inventory will be done after your departure. If items are missing/broken, a replacement/repair fee will be charged to your card. A receipt and itemized list will be mailed to you.
- No pets.
- No smoking. The entire property is non-smoking.
- Group reservations must call in for reservations. At this time, we are unable to process them through our online booking agent.
- We reserve the right to move your reservation to a different condo than what you booked.
- Deposit(s): A 50% deposit is required at the time of a multiple night reservation. A 100% deposit is required at the time of a one night reservation.
- Date Changes: Everything transfers with no penalty and subject to current availability.
- Cancellation(s): Reservations cancelled prior to 30 days before scheduled arrival date, a 25% cancellation fee will be deducted from the deposit refund. Cancellations made less than 30 days prior to scheduled arrival date will result in a forfeiture of your deposit. Guests are responsible for entire booking.
- Early departure: Guests are responsible for the entire booking. If we are successful at a re-rental, we will refund at time of departure of the new guest.
- All nightly rates are per unit and based on a double occupancy.
- One-bedroom for two people
- Two-bedroom for four people
- Three-bedroom condo for six people
- All rates and minimum stays are subject to change.
- Each additional person is $15.00 (plus tax) per night.
- The sleeper/sofas on the property are only for children up to twelve years of age.
- The restaurant is a separate business, you are responsible for making your own reservations.
- Sales tax of 7.7% is collected on all room charges (not included in price rate/quote).
- Check in time is after 4:00 p.m.
- Check out time is before 10:00 a.m.
- Reservation deposits paid by cash or check, must be received within two weeks from the date your reservation was made.
- No RV parking is allowed.
- The use of the outdoor heated pool is for Black Canyon Inn guests and employees only.
- Quiet time for the property is 9:00 p.m.
- Fishing is allowed from our small stream-fed pond, however all state regulations must be followed and obeyed.
- Guests are responsible for their own food/beverage supplies and there is a place setting for six people and additional kitchen supplies (The Safeway Grocery store is 1/2 mile away).
- Estes Park is a mountain valley at 7,500 feet above sea level. This alpine environment creates cool average temperatures most evenings during the Summer months. Therefore, non of our units are air conditioned, there are fans in each of the closets or a ceiling fan.
- Housekeeping is done on a daily basis. However, they are instructed not to move the guests items and minimal cleaning in the kitchen area (we don't want to throw something out you need).
- They are to replace towels.
- Make bed (if items are not covering it).
- Replace soaps, toilet paper, kleenex, coffee packet (one per day-any additional can be purchased from the office), tea, sugar and creamers.
- Vacuum as needed
